As chartered building surveyors, the Godden Allen Lawn team has years of experience in carrying out surveys on all types of building, from domestic houses and flats through to schools, offices and industrial buildings. Surveys are always undertaken by qualified chartered surveyors. Purchasing your own house or flat is probably the biggest single investment you will ever make and our survey report will help you make a reasoned and informed decision on whether or not to proceed with buying a particular property. They are presented in plain English, illustrated with photographs and include opinions aimed at helping you make that important decision. Two types of survey are available: The HomeBuyer's Service is specifically designed for houses, bungalows and flats that traditionally built and appear to be in reasonable order. A building survey (formerly referred to as a structural survey) is presented in greater detail and is usually customised, particularly when the property is listed/historic, of non-standard construction or believed to be in a poor state of repair. Our surveyors contribute from years of experience and local knowledge coupled with a friendly and honest style of reporting in jargon-free English.

Godden Allen Lawn is responsible for planned and routine maintenance on a number of property portfolios. Planned maintenance is important to ensure that buildings are regularly inspected and maintained. This protects the client’s investment value, assists in financial planning, contributes to tenant satisfaction and is, in the long term, more cost effective than reactive maintenance.We can prepare a planned preventative maintenance programme for any building and, if required, engage a contractor to carry out the work.We are also regularly involved in routine maintenance work such as preparing specifications for external redecoration and repair and then tendering and supervising the work. Projects range from mid terrace houses to large multi-tenanted blocks of flats and office buildings.

Accurate layout drawings, elevations and sections are essential when considering alterations and extensions. Godden Allen Lawn can undertake measured surveys of all types and sizes of building, both internally and externally, and produce accurate layout, elevation and sectional drawings as required.

Clients often require an accurate record of the condition of a property, perhaps to safeguard their long-term interests when entering into a lease agreement or carrying out works which may affect neighbouring properties. We carry out condition surveys and produce schedules of condition which include a comprehensive photographic record and written description of the property. Such a record can prove invaluable in avoiding or settling disputes that may arise.

party wall matters

Building owner have the right to carry out works that may affect a ‘party wall’ between two buildings or neighbouring properties, but they must they must serve notices on adjoining owners. In most cases, surveyors are appointed to ensure that the act is properly applied to protect the interests of both parties.Godden Allen Lawn can advise on what action is needed, serve the necessary notices and act as party wall surveyors for both building and adjoining owners and generally provide advice to guide clients through the complexities of the relevant legislation.

Godden Allen Lawn provides a comprehensive consultancy service for all matters relating to dilapidations and has wide-ranging experience of acting on behalf of both landlords and tenants. We can prepare interim or terminal schedules of dilapidations, prepare schedules of condition and negotiate terms and claims for either party.
