“Entrepreneurs planning to mark 2017 by taking on their first commercial premises should be aware that without a properly-drawn up schedule of conditions they could land themselves with a hefty bill at the end of the lease,” explained partner Nick Lawn.

“It’s particularly important that incoming tenants don’t sign a ‘repairing lease’ without taking professional advice,” he went on. “What many people don’t realise is that ‘repair’ does not just mean ‘keep in the same condition it is now’ but can mean ‘hand back in good condition even if it was broken when you moved in’.

“Businesses who get this one wrong can end up with a bill for hundreds of thousands of pounds, so if 2017 is the year your business takes off and you need new or bigger premises, make sure you take good advice first.”
